Who we are

Omega Dilapidation Reports is an engineering-only practice. Our structural engineers inspect and record the condition of buildings before and after nearby construction, and sign every report. We never quote for, recommend or carry out repairs.

A dilapidation report is only worth something if everyone trusts it. That's why we don't do repair work, don't recommend contractors for a fee and don't take sides. Our job is to record what's there, measure it properly and say plainly what changed.

Because our reports are prepared by structural engineers, they go beyond photographs: cracks are measured and logged, significant defects are assessed, and after the works an engineer can give an opinion on likely cause.

// How we inspect

How do our engineers inspect a property?

The same method on every job, so a report made before the works can be compared line by line with one made after. A typical house takes one to three hours on site; larger and commercial buildings take longer.

Photos in a fixed sequence

Each external elevation first, then room by room, so nothing is skipped and every shot can be retaken later.

Plan referencing

Every photo and crack is numbered and located on a simple plan of the property.

Crack width gauge

Widths are read against each crack, lengths measured and orientation noted: vertical, horizontal, diagonal or stepped.

Crack register

Measurements go into a register linked to the photos, and wall cracks are rated against AS 2870 categories.

Monitoring when needed

For crack monitoring, tell-tale gauges fixed across a crack are read at set intervals against the baseline.

Engineer review and signature

A structural engineer assesses significant defects and signs the report, stating what was and wasn't inspected.

Who prepares Omega's dilapidation reports?
Structural engineers prepare and sign every report. Our engineers are certified by Engineers Australia and registered with RPEQ (Registered Professional Engineers of Queensland).
Are you independent of builders and repairers?
Yes. We're engineering only: we inspect, record, report and advise. We never quote for, recommend or carry out repairs or building work, so we have no stake in the extent of any damage.
How do you inspect a property?
We photograph each elevation and accessible room in a fixed sequence, locate every photo on a plan, and measure each crack's width and length with a crack width gauge. Findings go into a crack register linked to the photos. See the sample dilapidation report.
Which standards do your reports reference?
No Australian Standard is written specifically for dilapidation reports. Reports commonly reference AS 4349.0-2007 for general inspection requirements, and we rate wall cracks with the damage categories in AS 2870-2011 Appendix C. Read Australian Standards and dilapidation reports.
Do you give legal advice?
No. We provide engineering evidence and opinion on a property's condition and on likely cause after works. For legal questions about a dispute, speak to a lawyer.
