How much does a dilapidation report cost?
Our dilapidation reports start from $390 + GST for a typical house. That's less than many building-inspector reports, and every one is signed by a structural engineer. The fixed price depends on the property's size, how many properties need recording, access to inside areas and the detail your consent conditions require. You'll get a fixed quote within 1–2 business hours.

What changes the price of a dilapidation report?
The price follows the time on site and the size of the record. These six factors decide it, and your fixed quote accounts for each one before you book.
Size of the property
More rooms, storeys and elevations mean more to photograph and measure.
Number of properties
Each property gets its own record. Several in one program is usually more efficient than separate bookings.
Inside access
Full internal access takes longer than an external-only record, and is far more useful if there's a dispute.
Public assets
Footpaths, kerbs and roads add scope where your consent conditions ask for them.
Commercial or strata
Facades, basements, car parks and common property add area and planning.

Engineer-signed reports usually cost more than a building inspector's. Ours don't. Here's our starting price next to the starting prices other Australian providers publish on their own websites.

Compare what's inside, not just the price
Dilapidation reports aren't all the same product. Some are a set of photos with short captions. That can be enough, until a neighbour says a crack is new and the photo doesn't show its width, or the room it was in wasn't recorded at all.
When you compare quotes, ask three questions:
- Are cracks measured? A width and length in a register can be re-measured after the works. A photo alone often can't settle a dispute.
- Is inside included? Most arguments are about internal cracks. An external-only report leaves a gap.
- Who signs it? A report signed by a registered engineer carries more weight with builders, insurers and lawyers.
Engineering only
We inspect, record and report. We never quote for repairs, so there's no reason for us to overstate damage, and the report stays independent for both sides.
