Dilapidation reports and condition services
Six services, one principle: we're engineering only. We inspect, measure, record and report, and never quote for repairs. Choose the one that fits your situation, use the quick decision guide, or ask us and we'll recommend the right scope.

What dilapidation and condition services do we offer?
Every service is prepared and signed by a structural engineer, with located photos and measured cracks. Pick the one that matches where you are in the project.

What does a report cost?
From $390 + GST for a typical house, with a fixed quote within 1–2 business hours.

Which report do I need?
Answer the questions in order and stop at the first "yes". On many projects the pair that matters is one report before works and one after, with monitoring in between on higher-risk jobs.
Still unsure?
Choose "Not sure, please advise" on the quote form and tell us what's happening. An engineer will recommend the right scope.

How do our services compare?
When each one is used, who usually orders it and what you receive.

| Post-construction report | After works, or when cracks appear | Builders, neighbours, insurers | Changes against the baseline and an opinion on likely cause |
| Commercial and strata | Adjoining works, lease start, make-good | Owners, tenants, strata committees | A zoned record of facades, structure and common property |
| Condition assessment | Purchase, capital works, visible damage | Owners, buyers, strata committees | Defects, likely causes and priorities |

What comes with every service?
The same standards apply whether it's one house or a city block. See them in our sample dilapidation report.
A structural engineer's signature
Prepared and signed by a structural engineer (Engineers Australia · RPEQ), with the limits of the inspection stated.
Located photographs
Numbered and located on a plan, so each one can be retaken from the same spot.
Measured cracks
Location, width, length and orientation for each crack, linked to its photo.
A fixed quote first
A fixed price within 1–2 business hours (Mon–Fri: 8:00am – 5:00pm), and the delivery date confirmed in writing.
A report per owner
Separate reports on multi-property jobs, so each owner sees only their own record.
Independence
We never quote for or carry out repairs, so nothing in a report is shaped by repair work.
